What homes in Lynnwood are like

Lynnwood carries some of the largest, most established stands in eastern Pretoria — big freestanding homes, generous verandas and gardens old enough to shade a whole elevation by mid-afternoon. Many properties have been extended over the years rather than replaced, so a single house can carry three or four different window generations: original casements at the front, a 1990s addition, and a recent open-plan kitchen or entertainment area at the back.

That scale is the specification challenge — a Lynnwood free measure is rarely a handful of windows, and getting the whole property assessed in one visit matters more here than almost anywhere else.

Which products suit Lynnwood

Original front rooms usually suit venetian blinds or a considered roller; newer additions with bigger openings toward the garden call for blockout or sunscreen rollers, and motorisation earns its keep quickly once you're covering a whole wing of a large house. Folding-arm awnings are a natural fit for Lynnwood's generous verandas and entertainment decks, giving usable shaded space through summer without a permanent structure.

Whatever the mix of eras in your home, the free in-home measure covers every window on the property in one visit.

Doing a big house in a sensible order

A property this size almost never gets done in one order, and pretending otherwise helps nobody. What we do at the measure is walk every room, price every window, and then mark the quote up into stages so you can see what a sensible first phase looks like. The rooms that go first are usually the ones taking hard afternoon light and the bedrooms, because those are the two complaints that actually change how the house feels. The formal front rooms, which are often already shaded by an old garden, can wait without anyone noticing.

Staging works because the quote is itemised per window. You are not committing to a package; you are choosing which windows go first, with the rest priced and on record so a later phase matches instead of approximating.

Mature gardens are shade you do not control

The old trees on these stands can shade an entire elevation by mid-afternoon, and that is genuinely useful. It is also seasonal and, over the years, it moves. A canopy that covers a west window today thins out in winter, exactly when the sun is at its lowest and pushing furthest into the room, and a tree that comes down in a storm changes the brief on that elevation overnight. So we specify for the window as though the shade were not there, and treat the garden as a bonus rather than a component.

Verandas are the other half of it. A deep veranda already blocks the high summer sun, which means the blind behind it is dealing with glare and fading rather than heat, and a lighter sunscreen usually does more good there than a heavy blockout. Where the entertainment deck runs past the veranda roof, a retractable awning covers the gap for the months it is needed and folds away for the winter afternoons when the sun on the paving is the point.

What we will say no to

A single roller past roughly three metres of fabric needs a join, and on a wide opening in a formal room that seam is the first thing a visitor sees; linked motorised blinds are the better answer and we would rather quote that than hang a compromise. Timber slats on a very wide opening have the same issue with weight, and get split or motorised instead. Sunscreen fabric anywhere that needs night-time privacy is only half a solution, because it goes see-through the moment the room is lit. And anything mounted outside gets a wind sensor here, because the summer storms roll in fast and an awning left out is an awning replaced.
